Try to find out why the previous tenants left. The realtor or landlord will not always tell you the real reason, especially if it would dissuade you from signings. Try to find other people who can give you an answer.

Consult a professional. Sometimes spending money on a lawyer now will save money later.

Make sure that the person who rents or sells the apartment to you is allowed to do so by law.

Read the agreement very carefully, mark anything that is unclear or that is inconvenient. Ideally, this should be done either before or during your consultation with a lawyer so that they can advise you on what to do.

Keep a copy of the agreement.

Don't take claims of what is industry standard at face value. Although unethical, it is in the landlord or realtors best interest to have you believe that anything unfair is standard. This is not to say that you will be lied to, just that they can and that it is convenient for them. Do independent research.

Make sure that all the payments for the home you leave have been paid. You don't want to have to deal with issues at a later time due to unpaid bills.

If you have children, make sure that there is a school or kindergarten nearby that is up to your standard and meets any needs they may have.

It is much easier to talk to the person that you organised it with than someone else who only knows what is written down.

Check the insurance policies that the moving company has. You want to make sure that your belongings are sufficiently covered should any damage occur at any stage.
